Van Nuys is a little more straightforward than some of the other areas.
The homes are more practical, the lots usually give you room to work with, and a lot of the projects come down to one thing, making better use of the property.
Most of the time, that means adding something.
An ADU. Converting a garage. Expanding the house. Or cleaning up a layout that doesn’t really work anymore.
That’s the kind of work we do here.
This is where most of the demand is in Van Nuys.
A lot of properties already have garages that can be converted, or enough space in the back to add a detached unit. It makes sense for rental income, family use, or just getting more out of the property.
But even in Van Nuys, it’s not automatic.
You still run into:
That’s normal. It just needs to be accounted for before the job starts.
If you’re looking at building an ADU or converting a garage:
Additions in Van Nuys are usually about function.
People need more space, but they don’t want to move.
So they add:
It’s less about making a statement and more about making the house work better day to day.
Still, it has to be tied in correctly. If the structure or layout isn’t handled right, it shows.
If you’re planning an addition:
A lot of remodels here are about fixing what’s already there.
Closing off odd layouts, opening up living spaces, updating kitchens and bathrooms, and dealing with systems that are past their time.
It’s not about overcomplicating it.
It’s about getting the house to a point where everything works the way it should.
If that’s what you’re looking at:
Then the timeline stretches and costs start moving.
Van Nuys projects are more forgiving than high-end areas, but they can still get messy if the front end isn’t handled right.
We keep it simple.
We look at the property, figure out what actually needs to happen, and plan the job before we build it.
That cuts out a lot of the issues that slow things down later.
If you already know what you’re trying to do, go straight to it:
We’re also in Sherman Oaks, North Hollywood, Panorama City, and Reseda regularly. Same type of work, just different setups depending on the property.
Most people don’t come in with a perfect plan.
They just know something needs to change.
Start with what you have, figure out what actually makes sense for the property, and go from there.
That’s usually where things start to come together.
