Encino’s a different setup than Studio City.
Bigger lots, more room to work with, and more people thinking long-term about the property.
That changes the type of projects we see.
It’s less “how do we make this space work” and more “how do we actually upgrade this property the right way.”
That could mean adding square footage, building an ADU, reworking the whole house, or starting from scratch.
We handle all of that.
The key here isn’t whether something can be built. It usually can. The question is whether it’s planned right before you get into it.
Encino is one of the better neighborhoods for ADUs.
You’ve got more space, better lot layouts, and more flexibility with placement compared to tighter areas.
That said, it’s still not automatic.
We’re still looking at:
Done right, an ADU here actually adds real value, not just extra square footage.
If you’re considering one:
Additions in Encino tend to be bigger and more involved.
We’re not just adding a bedroom. We’re seeing:
The opportunity is there, but so is the risk of overbuilding or putting something together that doesn’t flow.
It still has to feel like one house when it’s done.
If that’s what you’re looking at:
A lot of Encino homes benefit from full remodels, especially the older ones.
The structure is usually solid, but the layout and systems are dated.
This is where we see:
It’s less about style and more about function first.
If you’re going that route:
Encino is one of the few areas in this group where new builds come up more often.
Either a teardown or a major rebuild.
That’s a different level of planning.
Now you’re dealing with:
It’s not something you figure out as you go.
Encino projects can scale quickly. If the planning isn’t tight, the problems scale with it.
We don’t treat these like casual jobs.
We look at the property, figure out what actually makes sense for the space, and build a plan that holds up before anything starts.
That’s what keeps the job from drifting.
We’re in Sherman Oaks, Tarzana, and Woodland Hills all the time. Same type of projects, just slightly different lot conditions and expectations.
Encino gives you more options than most places.
That’s a good thing, but it also means there’s more room to make the wrong call if you rush it.
Walk the property, look at what’s actually there, and figure out the right move from that.
That’s where the project usually starts to make sense.
